
Peter Pennoyer, FAIA
Founding Principal
PETER PENNOYER, FAIA, is an architect, writer, educator and the founding principal of Peter Pennoyer Architects. He has co-authored, with Anne Walker, five books on American architectural history, with a sixth forthcoming, and was formerly an adjunct professor in the Urban Design and Architecture Studies program at New York University. He uses his scholarship and knowledge of New York City to participate in the civic dialog among neighborhood groups, professionals, and government agencies by advocating for positions and designs he feels reflect the values of his firm: architecture that is contextual and respectful to the fabric of the city. Peter’s lectures and presentations have reached audiences across the country and cover topics ranging from architectural history and preservation theory to current practice.
He has served as chairman and board member of the Institute of Classical Architecture & Art and in 2014 he was elected to the College of Fellows of the American Institute of Architects. He was recently honored by the University of Notre Dame School of Architecture with the 2024 Richard A. Driehaus Award. Among his many other honors are the Preservation League of New York State Pillar of New York Award for his research and books on historic architecture, the College of Charleston’s Albert Simons Medal of Excellence for historic preservation and traditional architectural design, and the ICAA’s Arthur Ross Award. Peter is a trustee of the Morgan Library & Museum and is a member of the National Register of Peer Professionals in the Design Excellence Program of the General Services Administration.
Peter is a graduate of Columbia University (B.A.) and Columbia University’s Graduate School of Architecture, Planning and Preservation (M. Arch.). In 2017, he received an Honorary Degree of Doctor and Fine Arts from the New York School of Interior Design. Peter and his wife, interior designer Katie Ridder, have three children and live in New York City and Millbrook, NY.

Jennifer Gerakaris, AIA
Principal
JENNIFER GERAKARIS has been a principal at Peter Pennoyer Architects since 2011 and has managed large-scale residential projects ranging from new construction to historic preservation to full gut renovations. Jennifer’s expertise and her collaborations with consultants and interior designers have enabled her to successfully manage large teams and tackle some of the firm’s most challenging residential commissions. Her involvement in her projects encompasses all aspects, from initial concept to design through final construction documentation and supervision. Jennifer recently led her team through one of the most complicated residential projects in the firm’s history: the reconstruction and combination of two landmarked row houses into one 22,000 square foot structure on the Upper East Side of Manhattan. Jennifer is currently leading the complete restoration of an individually-landmarked Beaux-Arts mansion on Fifth Avenue, one of the last of its kind remaining with untouched historic interiors from the early 20th century in Manhattan.
Jennifer received her Bachelor of Architecture from the Pratt Institute School of Architecture. She is a registered architect in the State of New York and is a member of the American Institute of Architects. In 2024, Jennifer was a member of the jury for Traditional Building magazine’s Palladio Awards, residential category. Jennifer lives in Brooklyn, New York with her husband and three children.

Gregory Gilmartin
Principal
GREGORY F. GILMARTIN is revered by his peers as a brilliant architectural designer. His hand-drawn plans and details are masterful and are at the heart of the PPA design process. Among his design credits at PPA are many of our most important commissions including Drumlin Hall, Rowdy Meadow, and 151 East 78th Street, an 18-story apartment building in New York’s Upper East Side.
Gregory worked at Robert A. M. Stern Architects while pursuing his studies at Columbia University in the Graduate School of Architecture, Planning and Preservation. He contributed to several RAMSA projects and co-authored New York 1900 (Rizzoli, 1992) and New York 1930 (Rizzoli, 1994). Known for his draftsmanship, Gregory’s drawing is included in Contemporary Architectural Drawings (Pomegranate Artbooks, 1991). Gregory is also author of Shaping the City: New York and the Municipal Art Society (Clarkson Potter, 1995).

Tim Kelly, AIA
Principal
TIM KELLY has been with PPA since 2005 and established the firm’s Miami office in 2010. Tim has a keen eye for design, extraordinary graphic abilities and a deep commitment to building science and project management. Bringing his deep knowledge of classical and traditional architecture, Tim leads many of PPA’s multi-family and commercial development projects, as well as the firm’s most notable private residences.
Tim’s graphic skills, where he employs hand-drawing and cutting-edge rendering software is recognized in the profession and led to his appointment as an adjunct professor in the University of Miami Architecture Program. His renderings illustrate the firm’s book: Rowdy Meadow: House, Land, Art, published by Vendome Press in 2021.

Ying Liu, AIA
Associate Principal
YING LIU is an associate principal and leader of PPA’s apartment renovation practice. Since joining the firm in 2010, Ying has worked on many high-end residential projects throughout the US, China, and Hong Kong, ranging from single unit renovations to mid-rise new construction. As a designer, Ying is mindful of a building’s history and context, while his approach to management centers on each individual owners’ present needs and future goals. Methodical, resourceful, and patient, Ying is the go-to architect in our studio to find clear solutions for unconventional problems. When a project’s design and construction requirements seem incompatible, Ying is consistently able “thread the needle” with expertise, diligence, and a healthy reserve of optimism. One of Ying’s recent successful projects entailed a 12,000 sf triplex gut renovation, intricately combining three separate apartments—vertically and horizontally—across all floors. This was further complicated by the requirement of continuous and minimally interrupted occupancy in one of the units through the majority of construction and demolition. Ying holds a Bachelor of Architecture from Notre Dame school of Architecture. He is a registered architect in New York State and a member of the AIA.

Lewis Gleason
Associate Principal
LEW GLEASON is an associate principal and leader of PPA’s Conservation Division. An architectural conservator and designer with over 25 years of experience, Lew ensures that all projects meet PPA’s rigorous standards of aesthetic fealty and structural integrity. With extensive technical experience in building envelope detailing and a comprehensive knowledge of historic roofing systems, Lew is a critical resource for the whole studio, ensuring the longevity and performance of both restoration and new construction projects. Lew is currently leading the multi-million-dollar conservation scope of one of the last remaining Beaux-Arts mansions on Fifth Avenue and a milestone project for PPA.
Lew officially joined PPA in 2022 as a well-known and trusted colleague. Under his previous firm, Jan Hird Pokorny Associates, Inc., Lew led the conservation efforts on more than a dozen PPA projects over the span of a decade, as well as many of JHPA’s most significant restorations, including the exterior at Olana, Frederic Church’s home in the Hudson Valley, and the Poe Cottage in the Bronx. Lew’s work is the three-time recipient of the New York Landmarks Conservancy Lucy G. Moses Award, as well as the Preservation League of New York State’s Excellence in Historic Preservation Award. Lewis is an elected member of the board of the New York Landmarks Conservancy, and he is a certified building assessor for the Collections Assessment Preservation Program. He holds an M.S. in architectural conservation from Columbia University and a B.A. in economics from Boston University.
