YING LIU is an associate principal and leader of PPA’s apartment renovation practice. Since joining the firm in 2010, Ying has worked on many high-end residential projects throughout the US, China, and Hong Kong, ranging from single unit renovations to mid-rise new construction. As a designer, Ying is mindful of a building’s history and context, while his approach to management centers on each individual owners’ present needs and future goals. Methodical, resourceful, and patient, Ying is the go-to architect in our studio to find clear solutions for unconventional problems. When a project’s design and construction requirements seem incompatible, Ying is consistently able “thread the needle” with expertise, diligence, and a healthy reserve of optimism. One of Ying’s recent successful projects entailed a 12,000 sf triplex gut renovation, intricately combining three separate apartments—vertically and horizontally—across all floors. This was further complicated by the requirement of continuous and minimally interrupted occupancy in one of the units through the majority of construction and demolition. Ying holds a Bachelor of Architecture from Notre Dame school of Architecture. He is a registered architect in New York State and a member of the AIA.
